Randy Churchey, president and CEO of student housing REIT EdR (NYSE: EDR), joined REIT.com for a CEO Spotlight video interview at REITWorld 2016: NAREIT’s Annual Convention for All Things REIT at the JW Marriott Phoenix Desert Ridge.

Churchey said external growth through on-campus development is “our most exciting opportunity.” Demand is coming from universities that are running low on funds and have aging housing stock that needs to be upgraded to recruit new students, he explained.

Like-kind exchanges aid the commercial real estate sector by promoting increased investment, reducing holding periods and lowering leverage levels, according to an academic study released July 9.

Also known as 1031 exchanges after Section 1031 of the Internal Revenue Code, like-kind exchanges allow individuals and businesses to defer the payment of taxes on gains made on the exchange of property held for investment or in a trade or business for “like-kind” property.

A new report concludes that committing to sustainability pays off for REITs.

REITs with higher Global Real Estate Sustainability Benchmark (GRESB) scores outperform their peers in terms of returns, according to a study from the University of Cambridge. The study also showed that when adjusted for risk, there is a significant link between REITs’ portfolio sustainability indicators and their performances in the stock market.

Survey Finds Commercial Real Estate Executives Overwhelmingly Optimistic About Next Year

Commercial real estate executives are overwhelmingly bullish on the outlook for their industry through the next 12 months, according to a survey conducted by international law firm DLA Piper.

DLA Piper’s survey, which was conducted in August, showed 89 percent of executives are upbeat for the coming year, compared with 85 percent a year ago and 30 percent in 2011. The survey was completed by 158 respondents, including CEOs, COOs, CFOs and other senior executives and real estate professionals.

Increased demand for commercial real estate is causing the price of assets to overtake their value in certain property sectors, according to the latest Real Estate Research Corporation’s (RERC) quarterly Real Estate Report.

“The relationship between the value versus the price of commercial real estate is precariously balanced,” according to Ken Riggs, president and CEO of RERC, a national evaluation and research organization.

REIT Bondholders Benefitting from Strong Corporate Governance, Fitch Ratings Finds

Most U.S. Equity REITs have strong corporate governance attributes that benefit bondholders, and they should ease their concerns about the impact of investor activism, according to a report from ratings agency Fitch Ratings, Inc.

Based on its review of 64 U.S. Equity REITs, Fitch concluded that “corporate governance is pretty strong for bondholders in the REIT space,” said Sean Pattap, a senior director at Fitch. “The positives outweigh the negatives,” he added.
