Analyst Explains “Healthy Skepticism” Toward REIT Development

Jed Reagan, senior analyst at Green Street Advisors, joined REIT.com for a video interview at REITWorld 2015: NAREIT’s Annual Convention for All Things REIT at the Wynn Las Vegas.

Reagan gave an overview of how Green Street sees development in the REIT industry.

“Green Street has a healthy skepticism about the development business. It’s a business that when it works, it can work in a big way, but there are definitely risks that come along with development that can be underappreciated sometimes,” Reagan said.

REITs Up 5 Percent in July; Earnings Underscore Healthy Fundamentals

REITs turned higher in July as solid second quarter earnings reports reaffirmed that fundamentals in the sector remain healthy, analysts said.

The total returns of the FTSE/NAREIT All REIT Index gained 4.9 percent in July, while the S&P 500 Index rose 2.1 percent. The yield on the 10-year Treasury note dropped 0.1 percent for the month.

Through July 31, total returns from the FTSE/NAREIT All REIT Index for 2015 slipped 0.6 percent, while the S&P 500 Index was 3.4 percent higher in the same period.

NYSE Manager Sees Healthy REIT IPO Pipeline for 2015

Ron Bohlert, manager of global listings at the New York Stock Exchange (NYSE), joined REIT.com for a video interview during REITWise 2015: NAREIT’s Law, Accounting and Finance Conference held in Phoenix.

Bohlert noted that initial public offering (IPO) activity during 2014 was “incredibly successful for the NYSE.” There were a total of 117 IPOs, which raised a total amount of $ 65 billion. While the Alibaba Group IPO contributed a sizeable portion of that total, “in terms of the number of deals and capital raised, it was still very successful on all fronts,” he said.

Morgan Stanley Banker Says Property Values “Healthy”

Seth Weintrob, managing director at Morgan Stanley, joined REIT.com for a video interview at REITWorld 2014: NAREIT’s Annual Convention for All Things REIT at the Atlanta Marriott Marquis.

Weintrob commented on the current level of property valuations and the implications for deal-making.

“Property values are definitely healthy. The values of all assets these days are healthy, and in some sense, when you look at U.S. real estate, there’s a little bit of a Goldilocks environment from an investor standpoint,” Weintrob said.

Richard was asked about the state of REIT capital markets and the prospects they face going forward.

“On the equity side, stocks are trading at very healthy levels. It’s a very seasoned asset class with a broad range of investors who are interested,” Richard said. On the debt side, he added, “I have never seen the debt markets healthier than they are now.”
