Rexroad emphasized that one of the primary benefits of investing in global real estate securities is the diversification gained from exposure to different economies with varied monetary policies. She cautioned against investing in a single country because of the outsized influence that monetary policy is exerting at this time.
Sam Melehani, partner at PwC, joined REIT.com for a video interview during REITWise 2015: NAREIT’s Law, Accounting and Finance Conference held in Phoenix.
Melehani commented on two recent developments at the state level regarding the taxation of REITs. First, he noted that proposed legislation in Hawaii to abolish the dividends paid deduction for REITs has been deferred, pending further study. “Hopefully they’ll decide that there’s a lot more benefit to the REIT than that they get a dividends paid deduction,” he said.
Daniele Horton, founder and principal of Verdani Partners and head of sustainability at Parkway Properties, Inc. (NYSE: PKY), joined REIT.com for a video interview at NAREIT’s 2015 Leader in the Light Working Forum in Reston, Va.
Parkway Properties owns and operates office properties located in higher-growth submarkets in the Sun Belt region of the United States. Horton discussed Parkway’s strong improvement in sustainability, as measured by the Global Real Estate Sustainability Benchmark (GRESB) survey.
Marla Thalheimer, director of sustainability at Liberty Property Trust (NYSE: LRY), joined REIT.com for a video interview at NAREIT’s 2015 Leader in the Light Working Forum in Reston, Va.
Paul Curbo, portfolio manager at INVESCO Realty Advisors, joined REIT.com for a video interview at REITWorld 2014: NAREIT’s Annual Convention for All Things REIT at the Atlanta Marriott Marquis.
Curbo highlighted the biggest changes he has seen in the real estate sector during the last two decades.
“Real estate has become an accepted investment class. Twenty years ago, we often had to explain the merits of investing in REITs,” he said.
The benefits of REIT income, diversification and total returns have now become apparent, Curbo noted.
Glenn Mueller, a University of Denver professor and real estate investment strategist at Dividend Capital Group, joined REIT.com for a video interview at REITWorld 2014: NAREIT’s Annual Convention for All Things REIT at the Atlanta Marriott Marquis.
Mueller stressed that job growth has been a key indicator for real estate investors to consider. He explained that in 2014, average monthly employment growth averaged more than 200,000 jobs, compared with about 100,000 per month in the prior few years.

Beam has primary responsibility for day-to-day management of the Forward Select Income fund, which focuses on REIT preferred stocks. Beam said the strong income-oriented return makes the preferred market attractive for investors.
“You get more safety and more income as you go up the capital stack,” he said.

Vesta is an owner, developer and manager of industrial buildings and distribution centers in Mexico.
