Investment Strategist Highlights Fundamentals Driving REIT Share Gains

Glenn Mueller, a University of Denver professor and real estate investment strategist at Dividend Capital Group, joined REIT.com for a video interview at REITWorld 2014: NAREIT’s Annual Convention for All Things REIT at the Atlanta Marriott Marquis.

Mueller stressed that job growth has been a key indicator for real estate investors to consider. He explained that in 2014, average monthly employment growth averaged more than 200,000 jobs, compared with about 100,000 per month in the prior few years.

CDT Passes Billion-Dollar Milestone in Affordable Housing Investment

Private REIT Community Development Trust (CDT) recently passed the $ 1 billion milestone in investment in affordable housing and is ready to invest more “in just about any market in the country,” according to Joseph Reilly, the company’s president and CEO.

Founded in 1998, New York City-based CDT invests in affordable housing projects. It also originates and purchases long-term mortgages tied to affordable housing. The company has loans and investments in 41 states.

Investment Strategist Pleasantly Surprised by Health Care, Net Lease REIT Sectors

Tim Pire, managing director with Heitman, joined REIT.com for a video interview during REITWeek 2014: NAREIT’s Investor Forum, held in New York. Pire serves as chief investment strategist of Heitman’s global real estate securities group.

Looking at the performance of the REIT market, Pire said the health care and triple-net lease REIT sectors represent pleasant surprises in their performances in 2014. Pire attributed some of their success to interest rates trending lower than expected.

Sophia Banar, managing director with Forum Securities Limited, joined REIT.com for a video interview during REITWeek 2014: NAREIT’s Investor Forum, held in New York.

Banar covers U.S. real estate companies for Forum Securities. Additionally, she advises the firm’s global portfolio management team. Banar joined Forum Securities in April after serving as a portfolio manager with The Tuckerman Group, an affiliate of State Street Global Advisors that focused on real estate investment.

Sabra Health Anticipating Record Investment in 2014

Rick Matros, chairman and CEO of Sabra Health Care REIT (NASDAQ: SBRA), joined REIT.com for a video interview at the St. Regis Hotel in Washington, D.C. during NAREIT’s 2014 Washington Leadership Forum.

Sabra has recently expanded into Nebraska and Texas, and Matros was asked if further investment could be expected.

Matros explained that Sabra has indicated that it expects to invest in the range of $ 350 million to $ 450 million this year, making it “our best year up to this point.”

JP Morgan Analyst Discusses REIT Debt Levels, Investment Grade Ratings

Mark Streeter, managing director at JP Morgan Chase, joined REIT.com for a video interview during REITWise 2014: NAREIT’s Law, Accounting and Finance Conference held in Boca Raton, Fla.

Streeter was asked about appropriate debt levels for REITs and how the industry as a whole performs in this area. He noted that since the financial crisis, the REIT industry has been more focused on the metric of debt to earnings before interest, taxes, depreciation and amortization (EBITDA).
