New York REIT President Reflects on Strong Market Response to Public Listing

Michael Happel, president of New York REIT, Inc. (NYSE: NYRT), joined REIT.com for a video interview during REITWeek 2014: NAREIT’s Investor Forum, held in New York.

New York REIT started as a public, non-listed REIT (PNLR) before listing on the NYSE in April. Happel was asked about market reaction to the listing.

“The market response has been fantastic,” he said. He explained that the listing had two main purposes – to provide liquidity to existing shareholders as well as to provide the company with long-term access to public market debt and equity.

REITs Gain 2.8 Percent in May, Ahead of Broader Market

REITs had another solid performance in May as the FTSE NAREIT All REITs Index posted a total return of 2.8 percent, ahead of the 2.4 percent return for the S&P 500 Index.

Year-to-date, the FTSE NAREIT All REITs Index has advanced 14.8 percent, while the S&P 500 Index is 5.0 percent higher.

“It’s another positive month, continuing the upward trend of the year,” noted Jeff Langbaum, REIT analyst for Bloomberg Industries.

REITs Up Nearly 3 Percent in April, Beating Broader Market

REITs showed renewed vigor in April as the FTSE NAREIT All REIT Index posted total returns of 2.9 percent and outpaced the 0.7 percent return for the S&P 500 Index. April’s advances were an improvement on the 0.3 percent return that REITs had in March.

REIT advances in April followed a solid showing in the first quarter of 2014, when gains for the FTSE NAREIT All REITs Index stood at 8.6 percent.

REIT Returns Outpace Gains in Broader Market During First Quarter

Returns on equity REITs far outpaced gains seen in the broader market during the first quarter of 2014, and analysts expect solid fundamentals to continue to support the sector.

Total returns for the FTSE NAREIT Equity REITs Index gained just under 10 percent in the first quarter, compared with the 1.8 percent gain seen in the S&P 500 Index in the same period. Gains for the FTSE NAREIT All REITs Index stood at 8.6 percent in the first quarter.

REIT returns softened in March compared with the first two months of the year.
