Jackson Hsieh, vice chairman at Morgan Stanley, joined REIT.com for a video interview at REITWorld 2015: NAREIT’s Annual Convention for All Things REIT at the Wynn Las Vegas.
In the March/April edition of REIT magazine, Hsieh said that while the market for traditional IPOs is still open, the bar is “very high.” In the subsequent months the bar for REIT IPOs has only got higher, he noted.
With REIT indexes basically flat, investors aren’t making money on existing floated companies, Hsieh said.
Haendel St. Juste, executive director at Morgan Stanley, joined REIT.com for a video interview during REITWeek 2015: NAREIT’s Investor Forum, held in New York.
St. Juste discussed the trends he is seeing among institutional REIT investors active in the single-family rental market. While the sector is still largely dominated by hedge funds, “REIT investors are slowly warming up to it,” St. Juste said.
Seth Weintrob, managing director at Morgan Stanley, joined REIT.com for a video interview at REITWorld 2014: NAREIT’s Annual Convention for All Things REIT at the Atlanta Marriott Marquis.
Weintrob commented on the current level of property valuations and the implications for deal-making.
“Property values are definitely healthy. The values of all assets these days are healthy, and in some sense, when you look at U.S. real estate, there’s a little bit of a Goldilocks environment from an investor standpoint,” Weintrob said.
Ted Bigman, managing director at Morgan Stanley, joined REIT.com for a video interview at REITWorld 2014: NAREIT’s Annual Convention for All Things REIT at the Atlanta Marriott Marquis.
Bigman discussed the approach investors should take when considering global property stocks as a portion of multi-asset portfolios.
“First and foremost, they should look at them as real estate… Their returns over the medium- and long-term should track real estate,” Bigman said. Within the real estate sector, investors should view global property stocks as core real estate, he added.
Mark Streeter, managing director at JP Morgan Chase, joined REIT.com for a video interview at REITWorld 2014: NAREIT’s Annual Convention for All Things REIT at the Atlanta Marriott Marquis.
Streeter said he is keeping an eye on interest rates heading into 2015 when they are projected to rise. He pointed out that announcements of shifts in monetary policy have created volatility in the REIT market, most recently in 2013 when the Federal Reserve announced its plans for tapering.
Michael Hudgins, real estate strategist with J.P. Morgan Asset Management, joined REIT.com for a video interview during REITWeek 2014: NAREIT’s Investor Forum, held in New York.
Hudgins discussed the growth of the single-family REIT sector.
“Several of these companies have done really well,” he said. “It’s fair to say they’ve surprised to the upside.”

Streeter was asked about appropriate debt levels for REITs and how the industry as a whole performs in this area. He noted that since the financial crisis, the REIT industry has been more focused on the metric of debt to earnings before interest, taxes, depreciation and amortization (EBITDA).
