U.S. REITs Outpace S&P 500 in First Half

REITs outperformed the broader market in June and the first half of the year, as sector fundamentals and capital markets remained healthy during a period of global uncertainty, analysts said.

The FTSE/NAREIT All REIT Index had a total return of 6.7 percent in June, while the S&P 500 Index gained 0.3 percent.

For the year to July 1, the FTSE/NAREIT All REIT Index had a total return of 13.8 percent, while the S&P 500 Index gained 4.1 percent. The yield on the 10-year Treasury note fell 0.8 percent during the first six months of the year.

In the latest edition of Quick Study, Brad Case, NAREIT’s senior vice president for research and industry information, pointed out that while REIT returns dropped modestly in February, the sector outperformed the broader market on a year-to-date basis.

The total returns of the FTSE/NAREIT All REIT Index fell 0.3 percent in February, while the S&P 500 Index lost 0.1 percent. For the year to March 3, the total returns of the FTSE/NAREIT All REIT Index dropped 0.1 percent, while the S&P 500 Index fell 2.1 percent.

REITs Outpace Broader Market in January

REITs lost ground in January as global macroeconomic concerns exerted downward pressure on the sector, but they still outperformed the broader equity market.

The total returns of the FTSE/NAREIT All REIT Index fell 3.5 percent in January, while the S&P 500 Index lost 5.0 percent.

“Even though REITs were clearly impacted by everything that was going on in the broader market, they outperformed on a relative basis,” said Jeff Langbaum, senior REIT analyst at Bloomberg Intelligence.

REIT Returns Outpace Broader Market in Solid First Half Showing

REIT returns doubled up the broader market during the first half of 2014, helped by low interest rates and muted supply, according to industry observers.

As of July 7, the FTSE NAREIT All REITs Index has had a total return of 16 percent, compared with 8.1 percent for the S&P 500 Index.

“The first half of the year has surprised us a little bit with how strong the REIT performance has been,” said Todd Lukasik, Morningstar senior analyst.

Returns on equity REITs far outpaced gains seen in the broader market during the first quarter of 2014, and analysts expect solid fundamentals to continue to support the sector.

Total returns for the FTSE NAREIT Equity REITs Index gained just under 10 percent in the first quarter, compared with the 1.8 percent gain seen in the S&P 500 Index in the same period. Gains for the FTSE NAREIT All REITs Index stood at 8.6 percent in the first quarter.

REIT returns softened in March compared with the first two months of the year.
