Professor Finds Strong Effects of Leverage on REIT Values

Tim Riddiough, a professor in the Department of Real Estate and Urban Land Economics at the Wisconsin School of Business at the University of Wisconsin Madison, joined REIT.com for a video interview at REITWorld 2015: NAREIT’s Annual Convention for All Things REIT at the Wynn Las Vegas.

Riddiough discussed his recent research on the relationship between REITs and their capital structures. He explained that the motivation for the study came from the insufficient appreciation given to the value of REITs’ financial management.

Professor Sees Continued Flow of Funds to Real Estate

Cydney Donnell, director of real estate programs at Texas A&M University’s Mays Business School, joined REIT.com for a video interview at REITWorld 2015: NAREIT’s Annual Convention for All Things REIT at the Wynn Las Vegas.

Donnell shared her views on the state of the real estate cycle.

“I don’t really worry about it too much because I don’t think that’s the question,” Donnell said. Rather, Donnell stressed that a 35-year “supercycle” in the bond market supported by declining interest rates has fueled a surge of money flowing into real estate.

Professor Forecasting Strong Fundamentals for REITs

Glenn Mueller, a University of Denver professor and real estate investment strategist at Dividend Capital Group, joined REIT.com for a video interview during REITWeek 2015: NAREIT’s Investor Forum, held in New York.

Mueller said that based on occupancy and rent data, the real estate cycle appears to have moved through the recovery phase and is now in a strong growth phase in a majority of markets throughout the country.

Mueller indicated that the top of the cycle may have been reached in the apartment sector, whereas other property types have not yet reached that point.

Professor Says Retirees, Millennials and Immigrants Changing Real Estate Industry

Kerry Vandel, finance professor at the University of California-Irvine, joined REIT.com for a video interview during REITWise 2015: NAREIT’s Law, Accounting and Finance Conference held in Phoenix.

Vandel cited three demographic groups that will heavily influence the real estate industry in the near future: baby boomers, millennials and immigrants.

The United States has “a much larger immigrant pool than we’ve had in the past,” Vandel said.

Vandel noted that those three demographic groups can be broken down further by wealth.
