Office REIT Highwoods Enjoying Steady Growth

Ed Fritsch, president and CEO of Highwoods Properties Inc. (NYSE: HIW), joined REIT.com for a CEO Spotlight video interview during REITWeek 2015: NAREIT’s Investor Forum, held in New York.

Fritsch, who’s currently serving as NAREIT’s second vice chair, said fundamentals in Highwoods’ geographic markets are strong, although he pointed out that growth is measured. He described the market absorption of office space as “steady.”

Academic Sees Pricing Efficiency in REITs, REIT Indexes

Bob Connolly, finance professor at the University of North Carolina at Chapel Hill, joined REIT.com for a video interview during REITWeek 2015: NAREIT’s Investor Forum, held in New York.

Connolly presented research at the NAREIT/ American Real Estate and Urban Economics Association (AREUEA) Real Estate Research Conference, which was held the day before the start of REITWeek.

Connolly addressed the question of whether investors in REIT index products can assume efficient market pricing.

William Trimble, president and CEO of Easterly Government Properties (NYSE: DEA), joined REIT.com for a CEO Spotlight video interview during REITWeek 2015: NAREIT’s Investor Forum, held in New York.

Easterly acquires, develops and manages class-A commercial properties that are leased to government agencies primarily through the General Services Administration (GSA). The company focuses on newer, purpose-built space.  Its current portfolio contains 30 buildings, all of which are 100 percent leased.

Morgan Stanley Analyst says REIT Investors Warming to Single-Family REITs

Haendel St. Juste, executive director at Morgan Stanley, joined REIT.com for a video interview during REITWeek 2015: NAREIT’s Investor Forum, held in New York.

St. Juste discussed the trends he is seeing among institutional REIT investors active in the single-family rental market. While the sector is still largely dominated by hedge funds, “REIT investors are slowly warming up to it,” St. Juste said.

Fitch Analyst Says REIT Fundamentals Holding Firm

Steven Marks, managing director with Fitch Ratings, joined REIT.com for a video interview during REITWeek 2015: NAREIT’s Investor Forum, held in New York.

Marks said fundamentals in the real estate market generally held up in the first half of 2015 throughout all sectors. Fitch Ratings is projecting growth in same store net operating income (SSNOI) along the lines of 3 percent to 4 percent this year.

“Demand remains relatively steady,” said Marks, noting that GDP growth has continued.

REIT CEOs Encouraged by Market Fundamentals

Speaking at a lunch panel on the first day of REITWeek 2015: NAREIT’s Investor Forum, executives from a diverse group of REITs expressed optimism regarding fundamentals in their particular market segments.

During the June 9 session moderated by David Neithercut, president and CEO of Equity Residential (NYSE: EQR) and NAREIT’s 2015 chair, the executives also pointed to favorable conditions in the capital markets.

Newly Listed REIT Global Net Lease Sees Untapped Opportunities in Europe

Global Net Lease, Inc. (NYSE: GNL), which began trading on the New York Stock Exchange June 2, plans to increase its exposure to European net lease assets by taking advantage of the current supply-and-demand imbalance in the region.

Formerly known as AR Capital Global Trust, Inc., Global Net Lease is a REIT focused on sale-leaseback properties in the United States and Europe. Its portfolio of more than 300 assets is located across five countries and includes 79 tenants and 35 industries.
