Veteran REIT Observer Sees Continued Growth for Industry

Ken Campbell, co-founder of CBRE Clarion Securities, joined REIT.com for a video interview at REITWeek 2016: NAREIT’s Investor Forum at the Waldorf Astoria New York.

Campbell, a long-time REIT industry observer, founded the first REIT-dedicated publication, Realty Trust Review, in 1970.

According to Campbell, the REIT industry still has plenty of room to grow.

New York REIT Cancels Merger with JBG

New York REIT, Inc. (NYSE: NYRT) and private real estate firm The JBG Companies announced Aug. 2 that they have agreed to terminate their previously announced merger due to a lack of shareholder support for the deal.

Instead, New York REIT will adopt a plan of selling individual assets, the company said.

“Investors were clear in their preference for a liquidation to generate near-term cash,” said Matt Kelly, managing partner of JBG.

REIT Continue to Beat S&P 500 in 2016

REIT gains were in line with the broader market in July, but on a year-to-date basis, REITs have far outpaced the S&P 500 Index as investors continue to search for yield, analysts said.

The FTSE/NAREIT All REIT Index had a total return of 3.9 percent in July, while the S&P 500 Index gained 3.7 percent. For the year through the end of July, the total return of the FTSE/NAREIT All REIT Index was 18.1 percent, while the S&P 500 Index posted a total return of 7.7 percent. The yield on the 10-year Treasury note dropped 0.8 percent in the first seven months of 2016.

Romano commented on the surprise developments he has seen in the REIT market so far this year. One of the biggest surprises, according to Romano, has been the disconnect between net asset value (NAV) and price performance for core real estate.

Health Care REIT NHI Finding Value in Midwest

Eric Mendelsohn, president and CEO of National Health Investors (NYSE: NHI), joined REIT.com for a CEO Spotlight video interview at REITWeek 2016: NAREIT’s Investor Forum at the Waldorf Astoria New York.

NHI’s portfolio includes independent, assisted and memory care communities, skilled nursing facilities, medical office buildings and specialty hospitals.

Mendelsohn described the senior housing cycle as “bifurcated.” Investors appear to be avoiding skilled nursing, he said, so cap rates are rising quickly in response.
