Mike Graziano, managing director with Goldman Sachs, joined REIT.com for a video interview at NAREIT’s 2015 Washington Leadership Forum.
Graziano said the rise in the number of REITs pursuing investment-grade ratings “makes a lot of sense.” He pointed out that an investment-grade rating allows for “instant and immediate access to capital.” Furthermore, it leads to a lower cost of capital.
Mark Streeter, managing director at JP Morgan Chase, joined REIT.com for a video interview at REITWorld 2014: NAREIT’s Annual Convention for All Things REIT at the Atlanta Marriott Marquis.
Streeter said he is keeping an eye on interest rates heading into 2015 when they are projected to rise. He pointed out that announcements of shifts in monetary policy have created volatility in the REIT market, most recently in 2013 when the Federal Reserve announced its plans for tapering.
The commercial real estate industry has experienced a fundamental shift in recent years as more women than ever are pursuing career paths within the field that have the potential to lead to a seat in the boardroom.
Commercial property transaction volume is expected to reach $ 430 million by 2016, a 21 percent increase from 2013 and the highest level seen since 2007, according to a survey from the Urban Land Institute (ULI) and tax and advising firm EY.
