Fund Manager Says REITs Appear Undervalued

Matthew Werner, portfolio manager at Chilton Capital Management, joined REIT.com for a video interview at REITWorld 2016: NAREIT’s Annual Convention for All Things REIT at the JW Marriott Phoenix Desert Ridge.

Werner offered advice to generalist investors who are considering entering the REIT market.

“At the end of the day, the ‘location, location, location’ thesis is something that should not be ignored at all,” Werner stressed. “Being mindful of risk should always be a top-of-mind decision when looking at a company.”

REIT Rebound Highlights Interest in Undervalued Assets, Case Says

In the latest edition of Quick Study, Brad Case, NAREIT’s senior vice president for research and industry information, said a rebound in REIT returns during December was likely caused by investor interest in undervalued assets.

The FTSE/NAREIT All REIT Index had a total return of 4.2 percent in December following four consecutive months of downturns. The S&P 500 index was up 2.0 percent in December.

“It was very difficult to make the case that REITs were overvalued. Investors started to recognize that and come back into the REIT market,” Case said.

Frankel noted that the two primary components of industrial warehouse demand – trade and consumption – have held steady during the last several years. However, the method in which goods are consumed has changed, largely due to e-commerce.

Raymond Lewis, CEO of Care Capital Properties (NYSE: CCP), joined REIT.com for a CEO Spotlight video interview at REITWorld 2016: NAREIT’s Annual Convention for All Things REIT at the JW Marriott Phoenix Desert Ridge.

Care Capital invests with local and regional operators of skilled nursing facilities across the United States. The company spun off from Ventas, Inc. (NYSE: VTR) in 2015.

Fifteen months on from the spinoff, Lewis said the company is “exactly where we hoped we would be at this point.”

Haendel St. Juste, managing director at Mizuho Securities US, joined REIT.com for a video interview at REITWorld 2016: NAREIT’s Annual Convention for All Things REIT at the JW Marriott Phoenix Desert Ridge.

St. Juste commented on the volatility in the REIT market in the second half of the year. REIT stock prices have dropped about 20 percent since August.

“Fundamentals are slowing,” St. Juste said, although they are “still good by historical standards.”
