BMO Analyst Says Capital Markets Receptive to REITs

Paul Adornato, managing director with BMO Capital Markets, joined REIT.com for a video interview during REITWeek 2014: NAREIT’s Investor Forum, held in New York.

Adornato reviewed the conditions that REITs have faced within the capital markets so far this year.

“The capital markets have been open for the REITs both on the equity side and on the debt side,” Adornato stated.  On the equity side, large follow-on offerings have occurred this year, he said, in addition to a number of initial public offerings (IPOs).

Industry Veteran Says REITs Remain Low-Volatility Investments

Glenn Mueller, University of Denver professor and real estate investment strategist at Dividend Capital Group, joined REIT.com for a video interview during REITWeek 2014: NAREIT’s Investor Forum, held in New York.

Mueller was asked whether he still considers REITs to be low-volatility investments.

“They are much less volatile than the overall marketplace,” Mueller said.

He explained that REITs have historically been low-volatility investments. That changed temporarily during the financial crisis as a result of exchange-traded funds (ETFs), according to Mueller.

Activist Shareholders Could Push for More REIT Deals, Cicco Says

Marty Cicco, senior managing director with Evercore Partners, joined REIT.com for a video interview during REITWeek 2014: NAREIT’s Investor Forum, held in New York.

Cicco discussed the future of the single-family housing sector and the possibilities for more initial public offerings (IPOs) in the group down the road. Cicco said he believes the proliferation of single-family REITs is likely to be a “short-term phenomenon.” He indicated that the challenges of operating a single-family residential portfolio could deter new entrants from coming into the marketplace.

Off-Market Deals Benefitting ROIC, CEO Says

Stuart Tanz, president and CEO of Retail Opportunity Investments Corp. (NYSE: ROIC), joined REIT.com for a CEO Spotlight video interview during REITWeek 2014: NAREIT’s Investor Forum, held in New York.

Tanz was asked about the level of competition in the transactions market and sourcing for potential acquisitions. With capital “readily available,” Tanz said competition for available assets has intensified, but he feels ROIC’s extended history on the West Coast has given the company an advantage.

Crown Castle CEO says REIT Model Provides “Right Long-Term Structure”

Ben Moreland, president and CEO of Crown Castle International Corp. (NYSE: CCI), joined REIT.com for a CEO Spotlight video interview during REITWeek 2014: NAREIT’s Investor Forum, held in New York.

Crown Castle went public in 1998, but didn’t begin operating as a stock exchange-listed REIT until the beginning of 2014. Moreland was asked to comment on the decision to elect REIT status.

“We thought the REIT corporate organization was the right long-term structure for us,” Moreland said, noting that Crown Castle has thought of itself as a real estate company since inception.

EPRA Chief Says Spanish REITs Performing Well Since Introduction

Philip Charls, chief executive of the European Public Real Estate Association (EPRA), joined REIT.com for a video interview during REITWeek 2014: NAREIT’s Investor Forum, held in New York.

Charls gave a broad overview of developments in the European property market, starting with the arrival of REITs in the Spanish market about a year ago. Spanish REITs have performed “very well,” according to Charls. He noted that hedge fund managers Paul Soros and John Paulson were among the first investors in Spanish REITs: “You can’t imagine a better place to start it off.”
