Progress Residential CEO: Single-Family REITs Poised for Growth

A fragmented market and growing demand for rental housing puts larger companies in the single-family rental sector in a strong competitive position, according to some market observers.

In a webinar hosted by real estate research firm Green Street Advisors, Don Mullen, CEO and chief investment officer of Progress Residential Master Trust, a private REIT, said current conditions are creating “tremendous opportunity” in the sector.

The single-family home rental sector should experience solid growth for at least the next decade, buoyed in part by demand from millennials, a shortage of housing and greater acceptance as a viable investment, according to the CEOs of single-family housing REITs.

Single-Family REIT Starwood Waypoint to Merge with Colony American Homes

Single-family REIT Starwood Waypoint Residential Trust (NYSE: SWAY) and Colony American Homes, Inc. said Sept. 21 they have agreed to merge in a stock-for-stock transaction that will create a combined company with $ 7.7 billion in assets.

The new company will own and manage more than 30,000 homes and is expected to achieve estimated annualized cost synergies of $ 40 million to $ 50 million.

Starwood Waypoint Single-Family REIT Seeing Higher Leasing Activity

Morgan Stanley Analyst says REIT Investors Warming to Single-Family REITs

Haendel St. Juste, executive director at Morgan Stanley, joined REIT.com for a video interview during REITWeek 2015: NAREIT’s Investor Forum, held in New York.

St. Juste discussed the trends he is seeing among institutional REIT investors active in the single-family rental market. While the sector is still largely dominated by hedge funds, “REIT investors are slowly warming up to it,” St. Juste said.

Blackstone’s Single-Family Rental Venture Could Go Public in Next Two Years

Jonathan Gray, global head of real estate at private-equity firm The Blackstone Group, said he expects the company’s single-family rental platform will be in a position to go public within the next one to two years.

Speaking April 23 at the Real Estate Luminaries Series at Georgetown University’s Steers Center for Global Real Estate, Gray said Blackstone is in the process of “building something that will look like an apartment REIT.”

American Residential Execs Single-Family Home Acquisitions to Continue

The executive team of single-family housing REIT American Residential Properties (NYSE: ARPI), president and COO Laurie Hawkes and chairman and CEO Stephen Schmitz, joined REIT.com for a video interview during REITWeek 2014: NAREIT’s Investor Forum, held in New York.

American Residential acquired 700 homes in the first quarter of the year. Schmitz talked about the pace of transactions in the quarter and the likelihood it would hold up going forward.

“We think that’s a well-measured pace,” Schmitz said.
