Real Estate Fundamentals Look Solid, Says REIT Analyst

Paul Adornato, managing director at BMO Capital Markets, joined REIT.com for a video interview at REITWeek 2016: NAREIT’s Investor Forum at the Waldorf Astoria New York.

Adornato said most real estate sectors are “looking pretty good” for the second half of the year: Although November’s general election is a “wild card,” the economy remains on a slow-growth track, which is positive for REITs.

Market Watchers Say REITs Poised for Solid 2016

After outperforming the S&P 500 in 2015, market observers expect REITs to offer solid growth prospects in 2016.

The FTSE NAREIT All REITs Index had a total return of 2.3 percent for 2015, compared to a return of 1.4 percent for the S&P 500 Index.  In December, the FTSE NAREIT All REITs Index gained 1.2 percent, while the S&P 500 Index dropped 1.6 percent.

Fundamentally Speaking: NAREIT T-Tracker Shows Solid REIT Performance

In the latest edition of Fundamentally Speaking, Calvin Schnure, NAREIT’s senior vice president for research and economic analysis, said NAREIT’s T-Tracker series highlights a “solid, sustained” performance for the REIT industry in the third quarter.

NAREIT’s T-Tracker is a comprehensive measure of operating performance for the total listed REIT industry. It looks at funds from operations (FFO), net operating income (NOI) and total dividends paid and reports the data on a quarterly basis.

Shopping Center REIT Ramco-Gershenson Seeing Solid Occupancy

Dennis Gershenson, president and CEO of Ramco-Gershenson Properties Trust (NYSE: RPT), joined REIT.com for a CEO Spotlight video interview during REITWeek 2015: NAREIT’s Investor Forum, held in New York.

Ramco-Gershenson owns and manages large, multi-anchor shopping centers in metropolitan markets within the United States.

Gershenson observed that occupancy levels for its core portfolio are particularly robust at this time, averaging about 95.5 percent.

Jeffrey Fisher, chairman, president and CEO of Chatham Lodging Trust (NYSE: CLDT), joined REIT.com for a CEO Spotlight video interview during REITWeek 2015: NAREIT’s Investor Forum, held in New York.

Chatham invests primarily in extended-stay select service and full service hotels in the 25 largest metropolitan markets in the United States.

Fisher discussed Chatham’s pricing power with regard to room rates.

Duke Realty Sees Solid Fundamentals in Industrial, Medical Office Portfolios

Denny Oklak, chairman and CEO of Duke Realty Corp. (NYSE: DRE), joined REIT.com for a CEO Spotlight video interview during REITWeek 2015: NAREIT’s Investor Forum, held in New York.

With bulk distribution facilities now making up more than 70 percent of Duke’s portfolio, Oklak provided an overview of industrial market fundamentals.

“The industrial business is really very good at this time,” he said. Oklak noted that Duke’s in-service occupancy rates within its bulk industrial portfolios are at almost 97 percent.

REITs Outperform Broader Market in Solid Start to 2015

REITs started 2015 on solid ground, as continued low interest rates and promising fundamentals helped the sector outperform the broader market in January.

The FTSE NAREIT All REITs Index had a total return of 5.6 percent last month, while the return on the S&P 500 Index fell 3.0 percent.

Anthony Paolone, senior analyst at JP Morgan, noted that the broader market was impacted by jitters concerning oil prices, the dollar and Europe’s economy. Meanwhile, the yield on the 10-year Treasury note fell 0.5 percent in January.
