U.S. REITs a Reference Point for International Best Practices, Green Street Consultant Says

David De La Rosa, senior vice president of advisory consulting at Green Street Advisors, joined REIT.com for a video interview at REITWorld 2016: NAREIT’s Annual Convention for All Things REIT at the JW Marriott Phoenix Desert Ridge.

De La Rosa discussed best practices for international real estate companies. He noted that best-in-class real estate companies in the United States share a number of characteristics: high-quality portfolios, specialized investment strategies, good capital allocation, strong balance sheets and limited development pipelines.

U.S. REITs Outpace S&P 500 in First Half

REITs outperformed the broader market in June and the first half of the year, as sector fundamentals and capital markets remained healthy during a period of global uncertainty, analysts said.

The FTSE/NAREIT All REIT Index had a total return of 6.7 percent in June, while the S&P 500 Index gained 0.3 percent.

For the year to July 1, the FTSE/NAREIT All REIT Index had a total return of 13.8 percent, while the S&P 500 Index gained 4.1 percent. The yield on the 10-year Treasury note fell 0.8 percent during the first six months of the year.

U.S. Property Values Drop Slightly in April

Property values nationwide dipped about 0.3 percent in April, as measured by the FTSE NAREIT PureProperty Index Series.

Brad Case, NAREIT’s senior vice president for research and industry information, noted that property values were firmer in the Midwest and East regions, both of which saw values increase in the range of 0.6 to 0.7 percent. On the other hand, property values declined by roughly 1.5 percent in the South and 1.1 percent in the West.

Property values nationwide increased about 5.6 percent in March as measured by the FTSE NAREIT PureProperty Index Series.

Deloitte Analyst Says Chinese Interest in U.S. Real Estate Remains Firm

Bob O’Brien, partner and U.S. real estate services leader at Deloitte, joined REIT.com for a video interview during REITWise 2015: NAREIT’s Law, Accounting and Finance Conference held in Phoenix.

O’Brien discussed the rise in Chinese foreign investment , as well as the possibilities for a REIT regime in China.

O’Brien noted that Chinese investment in the United States has increased about seven-fold in the past five years, and real estate accounts for a significant portion of that growth.

Research Suggests Apartments Contribute $1.3 Trillion to U.S. Economy

Doug Bibby, president of the National Multifamily Housing Council (NMHC), joined REIT.com for a video interview to discuss research on the economic impact of the apartment industry in the United States.

The NMHC published a report this year indicating that the apartment industry contributes $ 1.3 trillion in economic activity to the U.S. economy every year, which translates into 12 million jobs. That total includes $ 100 billion in construction spending, $ 190 billion in operating apartment communities and $ 1 trillion in resident spending.
