Betts noted that liquidity events are becoming more common in the public non-listed REIT (PNLR) sector. He described two different kinds of liquidity events for PNLRs. Roughly 50 percent have consisted of mergers and acquisitions (M&A). The other half have come through initial public offerings (IPOs).

Deloitte Analyst Says Chinese Interest in U.S. Real Estate Remains Firm

Bob O’Brien, partner and U.S. real estate services leader at Deloitte, joined REIT.com for a video interview during REITWise 2015: NAREIT’s Law, Accounting and Finance Conference held in Phoenix.

O’Brien discussed the rise in Chinese foreign investment , as well as the possibilities for a REIT regime in China.

O’Brien noted that Chinese investment in the United States has increased about seven-fold in the past five years, and real estate accounts for a significant portion of that growth.

Audit Specialist Views Fair Value Accounting as Major Change in Financial Reporting

Greg Ross, audit partner at Grant Thornton LLP, joined REIT.com for a video interview during REITWise 2015: NAREIT’s Law, Accounting and Finance Conference held in Phoenix.

According to Ross, one of the biggest changes in financial reporting that he has witnessed is the change related to fair value accounting.

“Investors want it, so there are a lot more items on the balance sheet today with fair value implications,” Ross said.

Slotkin discussed recent changes in shareholder activism within the REIT industry.

“What you are seeing now is that the broader shareholder activism in other industries and larger companies is seeping into the REIT space,” Slotkin said. He pointed to various sources of activism, including hedge funds and traditional dedicated investors.

Blackstone’s Single-Family Rental Venture Could Go Public in Next Two Years

Jonathan Gray, global head of real estate at private-equity firm The Blackstone Group, said he expects the company’s single-family rental platform will be in a position to go public within the next one to two years.

Speaking April 23 at the Real Estate Luminaries Series at Georgetown University’s Steers Center for Global Real Estate, Gray said Blackstone is in the process of “building something that will look like an apartment REIT.”

Professor Says Retirees, Millennials and Immigrants Changing Real Estate Industry

Kerry Vandel, finance professor at the University of California-Irvine, joined REIT.com for a video interview during REITWise 2015: NAREIT’s Law, Accounting and Finance Conference held in Phoenix.

Vandel cited three demographic groups that will heavily influence the real estate industry in the near future: baby boomers, millennials and immigrants.

The United States has “a much larger immigrant pool than we’ve had in the past,” Vandel said.

Vandel noted that those three demographic groups can be broken down further by wealth.
