Data as of the October 19, 2026 close. Every figure on this page is checked against at least two independent sources, or two separate SEC filings, before it is published. How we verify data.

These are the 25 listed REITs whose dividend per share grew fastest from fiscal 2020 to fiscal 2025, measured as compound annual growth. Across the 44 REITs with a verified five-year record, the median growth rate is 3.0% a year.

Fast growth from a low base can fade, and some of these REITs are still rebuilding dividends they cut earlier. The streak column shows which ones have raised every year.

How This List Is Built

Growth compares dividends per share in fiscal 2025 with fiscal 2020, as reported in each company’s 10-K filings. The same comparison is rebuilt independently from the REIT’s dividend payment history, and a REIT is listed only when the two growth rates agree within 1.5 percentage points. Years distorted by pandemic cuts and later restorations usually fail that test and are left off.

Frequently Asked Questions

Which REIT has grown its dividend the fastest?

Acadia Realty Trust (AKR), at 22.5% a year from fiscal 2020 to fiscal 2025.

What is a good dividend growth rate for a REIT?

Anything consistently above inflation preserves buying power. The median verified five-year rate among listed REITs is 3.0% a year; sustained growth well above that usually comes from fast-growing cash flow or a payout that started low.

Is fast dividend growth better than a high yield?

It depends on your time horizon. A lower yield growing quickly can overtake a high, flat yield within several years, but only if the growth continues. Compare both columns with the grade.

Why are some well-known REITs missing?

Either their five-year growth is negative or flat, or their payment history and SEC filings did not agree closely enough to publish. We leave a REIT off rather than show an unconfirmed number.

How is five-year dividend growth calculated?

Compound annual growth in dividends per share between two fiscal years five years apart, from the company’s 10-K filings: the later year divided by the earlier year, taken to the one-fifth power, minus one. It is checked against the same calculation from the payment record.
