How We Verify REIT Data

Data as of the October 19, 2026 close. Every figure on this page is checked against at least two independent sources, or two separate SEC filings, before it is published. How we verify data.

Every number on a REIT Rankings list or comparison page is checked before it is published. A number appears only when two independent sources agree, or when two separate SEC filings agree. When sources disagree, the number is held back and reviewed rather than shown. This page explains the sources and the checks.

Where the Data Comes From

Share prices: daily closing prices from Nasdaq and from Cboe, computed into each figure separately. Dividends: the full payment history of each REIT, checked against the dividends per share each company reports to the SEC in its 10-Q and 10-K filings. Balance sheets and revenue: the structured financial statements (XBRL) each company files with the SEC. Treasury yields: the official daily par yield curve published by the U.S. Department of the Treasury.

The Checks

Closing prices must agree within 0.5%. 52-week highs and lows must agree within 1%. Price changes must agree within 0.6 percentage points. Rate sensitivity is calculated twice, once from each price source, and the results must agree. A dividend rate must match the per-share dividend in the latest quarterly filing within 2%; an increase declared after that filing is marked and confirmed when the next filing arrives. Dividend growth streaks are checked year by year against 10-K filings. Leverage is published only when total assets equal liabilities plus equity in the same filing and the ratio is consistent with the prior quarter.

Before a page publishes, every number in its text is traced back to the verified data used to build it, and the page is rejected if any number cannot be traced. The raw source files are archived with a fingerprint so any figure can be audited later.

Frequently Asked Questions

Where does REIT Rankings get its data?

From Nasdaq and Cboe for prices, each REIT’s dividend payment history, the SEC’s EDGAR filings for dividends declared, balance sheets and revenue, and the U.S. Treasury for interest rates.

What happens when two sources disagree?

The number is not published. It is held for review, and the page shows the remaining verified figures. As of October 19, 2026, 70 data points are held back for this reason.

How current is the data?

Prices and yields reflect the most recent trading day’s close. Financial statement figures reflect each REIT’s latest quarterly SEC filing.

Are REIT Rankings grades verified the same way?

Grades are our own assessment under the published methodology. The market and filing data that feed them go through the checks described here.
