Frankel noted that the two primary components of industrial warehouse demand – trade and consumption – have held steady during the last several years. However, the method in which goods are consumed has changed, largely due to e-commerce.

Hartwich discussed the factors contributing to lagging fundamentals in the lodging sector. The most prominent one, he said, is weakness in business travel and spending. Hartwich pointed out that business travel accounts for about 75 percent of demand for lodging REITs.

She noted that many of the potential disrupters Green Street is studying, including e-commerce, driverless cars, ride-sharing platforms and Airbnb, are long term in nature. As a result, these disrupters are often not reflected in seven-year internal rate of return (IRR) models.
