Duke Realty Sees Solid Fundamentals in Industrial, Medical Office Portfolios

Denny Oklak, chairman and CEO of Duke Realty Corp. (NYSE: DRE), joined REIT.com for a CEO Spotlight video interview during REITWeek 2015: NAREIT’s Investor Forum, held in New York.

With bulk distribution facilities now making up more than 70 percent of Duke’s portfolio, Oklak provided an overview of industrial market fundamentals.

“The industrial business is really very good at this time,” he said. Oklak noted that Duke’s in-service occupancy rates within its bulk industrial portfolios are at almost 97 percent.

Professor Forecasting Strong Fundamentals for REITs

Glenn Mueller, a University of Denver professor and real estate investment strategist at Dividend Capital Group, joined REIT.com for a video interview during REITWeek 2015: NAREIT’s Investor Forum, held in New York.

Mueller said that based on occupancy and rent data, the real estate cycle appears to have moved through the recovery phase and is now in a strong growth phase in a majority of markets throughout the country.

Mueller indicated that the top of the cycle may have been reached in the apartment sector, whereas other property types have not yet reached that point.

Fitch Analyst Says REIT Fundamentals Holding Firm

Steven Marks, managing director with Fitch Ratings, joined REIT.com for a video interview during REITWeek 2015: NAREIT’s Investor Forum, held in New York.

Marks said fundamentals in the real estate market generally held up in the first half of 2015 throughout all sectors. Fitch Ratings is projecting growth in same store net operating income (SSNOI) along the lines of 3 percent to 4 percent this year.

“Demand remains relatively steady,” said Marks, noting that GDP growth has continued.

REIT CEOs Encouraged by Market Fundamentals

Speaking at a lunch panel on the first day of REITWeek 2015: NAREIT’s Investor Forum, executives from a diverse group of REITs expressed optimism regarding fundamentals in their particular market segments.

During the June 9 session moderated by David Neithercut, president and CEO of Equity Residential (NYSE: EQR) and NAREIT’s 2015 chair, the executives also pointed to favorable conditions in the capital markets.

REIT Returns Up in March on Encouraging Fundamentals

REIT returns climbed in March and outpaced the broader market as investors remained encouraged by the outlook for fundamentals in the sector, according to analysts.

The FTSE NAREIT All REITs Index had a total return of 1.2 percent in March, while the S&P 500 Index slipped 1.6 percent.  The 10-year Treasury note dropped 0.1 percent in the month.

For the year, the FTSE NAREIT All REITs Index is up 4.1 percent, whereas the S&P 500 is up 1.0 percent.

Mitchell Sabshon, CEO of Inland Real Estate Investment Corp., joined REIT.com for a CEO Spotlight video interview during NAREIT’s 2015 Washington Leadership Forum.

Inland sponsors non-listed REITs and also offers privately placed real estate transactions. In 2014, the two businesses made combined acquisitions of almost $ 1.3 billion, according to Sabshon.

Inland focuses primarily on multi-tenant retail properties, especially shopping center-anchored assets, as well as apartment buildings.

CMBS Market Boosted By Positive Fundamentals as 2014 Comes to Close

The commercial mortgage backed securities (CMBS) market is expected to end 2014 on solid footing, with loan delinquency rates falling and new issuance likely to surpass last year’s level, according to market observers.

The CMBS delinquency rate fell to 5.8 percent in November, its lowest level in five years, Trepp, LLC reported. As of Dec. 1, delinquencies have fallen 163 basis points, down from 7.4 percent in December 2013, according to Trepp.
