Lawyer: Portfolio Discounts Holding Back REIT IPOs

Mark Van Deusen, partner with the law firm Hunton & Williams LLP, joined REIT.com for a video interview during REITWise 2015: NAREIT’s Law, Accounting and Finance Conference held in Phoenix.

Van Deusen discussed some of the factors driving the market REIT initial public offerings (IPOs). First, he pointed out that portfolios in REIT IPOs traditionally face a discount. That creates an impediment, Van Deusen said, especially in environments in which capital is flowing into the real estate market from private sources.

Lazard Portfolio Manager Sees REIT Returns of 10 to 15 Percent in 2015

Jay Leupp, managing director and senior portfolio manager at Lazard Asset Management, joined REIT.com for a video interview during NAREIT’s 2015 Washington Leadership Forum.

After a solid performance for REITs in 2014, “we do think there’s still room to run” in 2015, Leupp said.

“We don’t think rates are going to rise as much as most pundits,” he said. “We do still see very strong real estate fundamentals… and we still see rent growth and earnings growth tracking ahead of inflation. In our view, this adds up to a pretty good year for REITs.”

John Murray, president and COO of Hospitality Properties Trust (NYSE: HPT), joined REIT.com for a video interview at REITWorld 2014: NAREIT’s Annual Convention for All Things REIT at the Atlanta Marriott Marquis.

Founded in 1995, Hospitality Properties Trust owns hotels and highway travel centers located throughout the United States, Canada and Puerto Rico.

Turning first to fundamentals for the hotel side of the company, Murray noted that the lodging sector has been in a recovery phase for the past five or six years.

Bruce Schanzer, president and CEO of Cedar Realty Trust (NYSE: CDR), joined REIT.com for a CEO Spotlight video interview at REITWorld 2014: NAREIT’s Annual Convention for All Things REIT at the Atlanta Marriott Marquis.

Cedar Realty has undergone a repositioning of its portfolio in the last three years under Schanzer’s leadership. Previously, the company had what Schanzer described as a hodgepodge of 140 retail real estate assets.

Fidelity Portfolio Manager Expects Active REIT Transaction Market in 2015

Steve Buller, portfolio manager at Fidelity Investments, joined REIT.com for a video interview at REITWorld 2014: NAREIT’s Annual Convention for All Things REIT at the Atlanta Marriott Marquis.

Buller discussed the impact of rising interest rates on REITs in both the United States and abroad.  He noted that on a historical basis, there has been little correlation between REIT returns and higher interest rates.
